And of course we are very good at what we do. You can be sure that when we take you on as a client, we are convinced that we can get your lender to offer you a solution to your problem. Even so, on occasion things don't work out as we all hope. When that happens we promptly provide a refund under the following terms:
On Loss Mitigation cases AMS will provide a 100% refund of your fee when ALL the following conditions are met:

AMS cannot obtain a work out offer from your lender.

A foreclosure sale had not been set as of the day you returned us a signed service agreement, your completed mitigation documents and full payment of our fee.

You kept all of your obligations under the terms of the Service Agreement and Responsibilities of Client documents.
On Short Sale cases AMS will provide a 100% rebate of your fee when the ALL the following conditions are met:

When AMS receives payment of its full fee from the proceeds of the sale of the property you hired us to assist you with.

You keep all of your obligations under the terms of the Service Agreement and Responsibilities of Client documents.
** Please note that not all lenders permit the payment of our fee from the proceeds of the sale. In that case, there would be no rebate of your fee.
On Deed in Lieu cases there is no money back guarantee but many lenders offer up to $2000 “cash for keys” payment to homeowners that may offset the cost of our fee.
Since the nature of our services can vary greatly from case to case, refund guarantees may vary depending on the services requested and chances of success. The actual terms of your refund guarantee will always be spelled out in detail in your Service Agreement.
